I got a first look at Sondris Makati through virtual reality — and honestly, it feels like the future of luxury living
What's Inside
I recently got a preview of Sondris, the newest luxury residential development rising along Arnaiz Avenue, Makati — and what made the experience extra immersive was that I didn’t just hear about the project, I actually got to see and experience it through virtual reality and massive LED projector presentations.
And honestly? Even as just a preview, the vision already felt incredibly intentional.
Developed by ARTHALAND in partnership with Mitsui Fudosan, Sondris is shaping up to be one of those rare luxury developments that doesn’t just focus on aesthetics or status, but on how people actually want to live today — calmer, healthier, more balanced, and more connected to wellness.
The official groundbreaking for Sondris is happening on June 12, making this preview feel like an exciting first glimpse into what could become one of Makati’s most thoughtfully designed residential spaces.
A virtual preview that actually made the project feel real
During the presentation, guests were given a virtual walkthrough of the development through VR and immersive LED visuals, allowing us to experience the atmosphere, interiors, amenities, and overall vision of Sondris before construction even begins.
And honestly, what stood out to me most was how the project felt less like “look at this flashy luxury condo” and more like “this is how urban living should feel.”
Quiet luxury. Wellness. Breathing space. Intentional design.
Very soft life energy.

A low-density luxury condo in the middle of Makati
Sondris will rise 37 stories high but will only house 252 residences, with just 6 to 10 units per floor.
In a city where everything can feel crowded and overstimulating, that low-density setup alone already feels premium.
Unit options include:
- 1-bedroom units (46–61 sqm)
- 2-bedroom units (91–114 sqm)
- 3-bedroom units (135–137 sqm)
- Garden units (180–230 sqm)
One feature I found especially interesting during the preview was the Sun Room concept. Instead of a typical balcony setup, select units will have private sun-filled spaces designed for rest, quiet moments, and wellness.
It’s giving “healing era” but elevated.
Interiors designed around personality and mood
Another thing I loved from the virtual showcase was how homeowners can choose from three curated interior themes depending on their personal aesthetic.
Timeless and Transitional
Soft neutrals, warm textures, and a clean elegant feel that won’t go out of style.
Modern and Industrial
Sleek, polished, contemporary, and very city-living coded.
Formal and Serene
Moodier tones and layered textures that create a cozy, luxurious retreat vibe.
Honestly, it felt like scrolling through three different Pinterest boards and realizing all of them could work.
The Makati location is a huge plus
Sondris overlooks both the Makati skyline and the greenery of San Lorenzo Village, creating this nice contrast between city energy and calm surroundings.
It also has direct accessibility to EDSA and the Skyway, making it strategically located for people who want convenience without sacrificing privacy.
And because it’s Makati, everything is basically nearby — restaurants, shopping centers, offices, parks, schools, hospitals, art spaces, and lifestyle hubs.
Sustainability is built into the experience
One thing that really stood out during the presentation is how sustainability isn’t treated as a marketing accessory here. It’s deeply integrated into the project itself.
Sondris is designed to reduce energy consumption by at least 40% through:
- double-glazed windows
- energy-efficient lighting
- efficient cooling systems
The development will also feature:
- fresh filtered air systems
- improved indoor air quality
- low-flow plumbing fixtures
- operable windows for natural ventilation
- airtight construction to reduce outside noise and odors
So beyond aesthetics, the project is designed to feel healthier and more livable long-term.
Wellness-focused amenities that actually make sense
Based on the virtual preview, the amenities also feel intentionally curated around wellness and lifestyle instead of just looking pretty on a brochure.
Residents can expect:
- a 25-meter heated saltwater pool
- fitness center
- steam and sauna rooms
- Sky Terrace
- landscaped roof deck
- Potager Garden for homegrown produce
- children’s play areas
- retail promenade with al fresco dining
It will also include bike-friendly pathways, EV charging provisions, and dedicated parcel delivery areas for more future-ready living.

A project centered on balance, wellness, and intentional living
The launch theme for Sondris is “Life in Perfect Balance,” and honestly, after seeing the preview firsthand, that really does sum up the entire vision of the project.
It feels luxurious without trying too hard. Modern without feeling cold. Elevated while still prioritizing comfort, wellness, and actual quality of life.
Construction officially begins with its groundbreaking on June 12, while project turnover is expected by April 2030.
